Before You Commit to Anything
Most homeowners come to us with an idea and a gut feeling about what it might cost. Often the idea is great and the number is off — in either direction. The consultation exists to replace guessing with clarity.
Dragan and Kosa have been through this with dozens of Bergen County homeowners. They know what's buildable in which towns, which lots have challenges, and which scopes of work consistently run over budget without proper planning. You get that knowledge for free, before you sign anything.
Property & Lot Evaluation
We review the physical characteristics of your property — topography, drainage, access, existing structures — to understand what a project would actually require.
Zoning & Setback Review
We check your municipality's zoning ordinances, setback requirements, and any deed restrictions that would affect what can be built, where, and how tall. This alone saves some clients from serious planning mistakes.
Budget Feasibility Assessment
We give you an honest range for your scope based on current material and labor costs in Bergen County. Not a padded estimate — a real one, with context about what drives costs up or down.
Scope & Timeline Planning
We walk through what the process looks like from first permit filing to final sign-off. You leave knowing what's involved, how long it takes, and what decisions you'll need to make along the way.
Value Engineering
If your original vision is over budget, we help you identify where to adjust without compromising the parts that matter most to you. Sometimes small scope changes save significant money with no meaningful impact on the end result.
Your Consultation Includes

The Consultation Process
Three straightforward steps — no commitment required at any point.
Reach Out
Call, email, or fill out the contact form with a brief description of what you're thinking. There's no wrong answer here — even "I'm not sure yet" is a fine place to start.
Site Visit
Dragan visits your property or existing home in person. He looks at the lot, the structure, and the context — and asks the questions that help us understand exactly what you're trying to accomplish.
Written Summary
Within a few days, we send you a written summary of what we found, what we think is achievable, a realistic budget range, and our recommended next steps. You decide whether to move forward — no pressure either way.
Consultation FAQ
Is the consultation really free?
Yes. No fine print. We don't charge for the site visit, the zoning review, or the written summary. We believe the best projects start with an honest conversation, and that conversation should never cost you anything. If we're not the right fit, or if your project isn't feasible, we'll tell you — and you'll leave better informed than when you arrived.
Do I need to own a lot or property to schedule a consultation?
Not necessarily. Some clients come to us before they've purchased a lot or home, wanting to understand what's buildable in a given area before they buy. We can advise on what to look for, what questions to ask a seller, and what zoning flags to watch out for. If you're actively considering a lot, we can walk it with you before you make an offer.
What if I'm deciding between renovating and tearing down?
That's one of the most common questions we hear, and the consultation is exactly the right place to work through it. The answer depends on the condition of your existing structure, the cost delta between renovation and rebuild, what the zoning allows, and your personal priorities. We give you an objective read — including cases where we'd advise against the more expensive option if it doesn't make sense for your situation.
How soon can you start a consultation after I reach out?
Typically within one to two weeks of your initial inquiry. We don't run a high-volume sales process — we're selective about the projects we take on, which means we have time to give every consultation the attention it deserves. If your timeline is urgent, mention it when you reach out and we'll do our best to accommodate.
